Permitting Services

Planning a new development? New building? Building expansion? Our team at Red Direct has extensive experience in site permitting with municipal, state, and Federal permitting requirements. We can develop the necessary documents to obtain a building permit so you don’t have to. Whether a single lot expansion or a multi-lot land development, Red Direct can support your needs. Zoning permits, grading permits, land development permits, Pennsylvania Department of Environmental Protection General Permits, and Joint Permit Applications administered by the PaDEP and US Army Corps of Engineers – we can perform the design and information necessary to obtain the needed permits.

Red Direct can also provide assistance in evaluating properties prior to purchase. Rather than spending a considerable sum of money on a property only to find out that the site is not capable of meeting your needs, Red Direct can provide assistance and planning support during your due diligence period. Our research can help identify what is allowed and what will be required to help identify what your development costs may be prior to purchase.

Let's Get Started

MUNICIPAL APPROVAL

Red Direct can guide you through the tedious and complex process of obtaining development approval with your local municipality. Subdivision and land development applications, zoning applications, and grading permits are standard requirements for all developments. Our team can evaluate the local municipality’s ordinances and provide guidance and direction regarding what the individual municipality may require and can perform all the work to take care of any needs you may require.

GRADING PERMIT

With our knowledge and expertise, we will assist you in obtaining a grading permit after a thorough assessment of the proposed site to ensure compliance with local regulations and zoning ordinances. This process typically includes submitting detailed plans outlining the proposed grading activities, erosion control measures, and stormwater management strategies. Once the plans are reviewed and approved by the relevant authorities, the grading permit is issued, allowing the project to proceed with earthmoving and site preparation activities.

NPDES PERMIT

Did you know that if you have an earth disturbance of over one acre, you will require a National Pollutant Discharge Elimination System (NPDES) permit?  Surveying, mapping, environmental investigations, grading design, site planning, erosion and sediment control plans, post construction stormwater management plans, and the development of the required application forms, narratives, and worksheets are all required depending on the project and overall scope of work. Red Direct can develop any and all of these necessary components, make an application to and address comments from the Conservation District in order to obtain a NPDES Permit.

ZONING VARIANCES

We can assist in obtaining a zoning variance by providing comprehensive guidance and support throughout the application process. This includes conducting a thorough review of local zoning regulations, preparing and submitting the necessary paperwork, and representing you, the client, before zoning boards or regulatory authorities. Our expertise and experience in navigating the complexities of zoning regulations enables us to effectively advocate for your best interests and maximize the likelihood of obtaining the variance you need.

BUILDING AND OCCUPANCY PERMITS

With our extensive experience in obtaining hundreds of buildings and occupancy permits in the tri-state area, we can offer invaluable assistance in navigating the complexities of the application process. Our team can help you prepare and tailor your application to meet the special building requirements, ensuring a smooth and expedited process for securing your building and occupancy permits.

LOT CONSOLIDATION AND SUBDIVISIONS

Since the inception of Red Direct in 2020, and in partnership with our sister company RedCon Engineering, we have conducted over 50 reviews of land development and subdivision applications. This extensive experience not only enhances our understanding of such projects but also facilitates a smoother permitting process for our clients.
